Welcome to August! News on my bird boxes – the swallows nested in their box, had chicks who then fledged and, after days of looking out at the world through their little door, finally decided it was time to head out. The resident in the flicker box was a little brown Douglas squirrel who found that to be the best home to raise her brood.
Thank you to all who attended our Annual SBCA Members Meeting on July 15. We greatly appreciate your attendance, votes, and support of your Board of Directors, our staff, and the South Bay Club. As always, we had a great reception after the meeting where members enjoyed each other’s company, a favorite beverage, and a few appetizers.
What to expect for the Fiscal Year 2026 - 2027 at South Bay
Our priorities for this new year include continuing to review and prepare for upcoming Revised Code of Washington (RCW) changes that will govern all HOAs in the State of Washington (full transition in 2028). We have completed the required changes for January 1, 2026. The next step will include a deep dive and major overhaul of our governing document, the Master Declaration. Villages will be doing similar reviews and changes to their individual governing documents, known as Supplemental Declarations or CC&Rs.
We are also working on securing long-term insurance coverage with a new partner. As shared at our Annual meeting on July 15, our current longtime insurance provider will not renew our policy after March 31, 2027. We are searching for a new insurance provider as are many other large HOAs. The change in providers may impact what we can offer at the club and may include an increase to our insurance rate. We will be sharing more information regarding our insurance challenge as we are able.
We will continue to prioritize Long Term Planning based on insurance allowances and member input. We’ve been working diligently with a third-party provider on the redesign and upgrade of our website. We will continue to rebuild our Rainy-Day fund and move toward fully funding our reserves.
We have specific planned Reserve and Capital Expenses for the coming year. Our biggest expense is asphalt resurfacing. Inside the club we are replacing the water heater and electrical panel in the pool pump room. We will also be updating our Reserve Study including a site visit by Association Reserves.
There’s a lot to do this coming year. We look forward to our Bay Club members’ support and assistance as we plan for the future.
